What foundations does a modular building need?

Modular buildings are much lighter than masonry buildings, so the base is usually simpler. The right choice depends on ground conditions, building size and services.

Concrete slab

A reinforced concrete slab is the most common base for larger buildings and anything with lots of toilets or showers. Drainage and service ducts are cast in before the pour.

It needs to be level within tight tolerances so the building sits square.

Pad foundations

Individual concrete pads under the building's support points use less concrete and suit sloping sites. The building's floor spans between them.

Ground screws

Steel screws driven into the ground are quick, low-carbon and cause little disruption. They are popular for garden offices, kiosks and sites with tree roots.

Services and drainage

Plan where water, waste and power enter the building before the base is built. Retrofitting ducts is expensive.
