Starting a glamping site: the basics
A glamping site can be a good farm or land diversification, but planning, services and amenities need thought from day one.
Planning
Permanent pods and a new campsite use usually need planning permission. Some temporary camping rights exist, but they rarely cover fixed pods all year. Check with your local planning authority.
En-suite pods or an amenity block?
En-suite pods usually command higher nightly rates. Pods without facilities rely on a shared toilet and shower block. Many sites mix the two.
How many units to start with
Starting with a few units keeps the investment manageable and lets you test demand. Modular pods can be added later on matching bases.
Services and bases
Plan cable and pipe routes to each pitch early. Bases can be pads or ground screws, which are quick and leave less impact on the land.
